ST KITTS AND NEVIS: THE BEST THINGS COME IN SMALL PACKAGES

At just 67 square miles, tiny St Kitts packs a punch when it comes to culture, cuisine and resplendent beauty. The isle, along with its even smaller sister, is abundant with volcanic mountains and black and silver beaches. Kittitians and Nevisians are known for their warm welcoming nature and newcomers quickly feel like family.

T here are two international airports making the twin isles easily accessible from North America, the UK and Europe. The thriving expat community is testament to the country’s low crime rate, easygoing vibe, well maintained infrastructure and excellent real estate investment opportunities. Non-nationals must obtain an ‘alien land-holder licence’ to own property, although some developments are exempt. However, if you decide to make your St Kitts and Nevis stay more permanent, the nation’s citizenship by investment programme is one of the most acclaimed in the world. Running since 1984, it offers an accelerated application process, usually affording you full citizenship in just 60 days. INTRODUCING OUR ST KITTS AND NEVIS AGENT CAROL COCHRANE UK-born Carol grew up in Australia and has more than a decade’s experience in the Caribbean real estate industry. We are thrilled to be working alongside her as our agent on the ground in St Kitts and Nevis. What would you like to tell potential buyers about St Kitts and Nevis? It is full of history; Nevis is the birthplace of American military officer Alexander Hamilton. We are small and not overdeveloped, we have great hiking trails to explore, and several award-winning boutique hotels. St Kitts and Nevis is very involved in annual sporting events such as the famous Cross Channel Swim between the two sister islands, and the annual Peninsula Swim on St Kitts. Nevis also has an annual triathlon which is an Olympic-qualifying event.

What are the general fees associated with buying property? Typically, legal fees are around two percent of the deal price. You will have to pay 10 percent towards an alien land-holding licence which foreigners must apply for, however this is negated if persons apply for citizenship which is available either on qualifying properties or via a donation programme called the Sugar Diversification Fund. What are the best areas for rental returns? The most popular rental area is the Caribbean Sea coastline from the Four Seasons Hotel on Pinney’s Beach to Oualie Beach. What are the most exclusive areas? The Four Seasons Resort Estates enclaves, Oualie Bay, Golden Rock and Hermitage Estate on Nevis, and Sundance Ridge, plus Christophe Harbour, Kittitian Hill and Turtle Beach on St Kitts.

What do you like to do when you are not working? I like to go for long beach walks with the dog, hiking in the rainforests ending with Sunday brunch at one of the plantation hotels, going boating and anchoring up somewhere for a swim, snorkel and lunch, catching various bands performing around the islands, joining in Sunday Funday at Chrishi Beach Club, or escaping for a getaway weekend to Kittitian Hill retreat resort. n To find out more about purchasing a property
