Oil Nut Bay was founded by developer David Victor Johnson in November 2008 and currently consists of a luxurious beach club with three pools, three restaurants serving world-class Caribbean cuisine, a full

To date, we have sold 68 home sites and completed 43 homes with an additional 11 currently under construction. The BVI is known as a sailing capital due to its protected waters and multitude of anchorages and locations to visit. Oil Nut Bay’s marina offers unparalleled access to them. Homeowners have the choice to either put their property into the rental management programme, or keep it private for their own personal use. That means your home is ready and perfect when you are here, and taken care of when you are not. What are the fees associated with buying property? Yearly property taxes in the British Virgin

Islands are very low. The majority of homes at Oil Nut Bay pay less than $2,000 a year in property taxes. However, the BVI government does charge a one-time 12 percent acquisition tax. This is known as stamp tax and is paid in cash at closing to the BVI government. Which properties have the most rental occupancy? Generally speaking, the beachfront rentals are the most desired at Oil Nut Bay. However, this does depend greatly on specific homeowner usage, ie, how often they are here and utilising the properties themselves. What nationality are your homeowners? The vast majority – 75 percent – are American, and the remainder are from other countries including England, Greece, Italy, Switzerland, Brazil and Canada. Around 65 percent are aged 50 and over. What do you like to do when you’re not working? When I’m not working I am always on the water. Boating, snorkelling, island hopping, deep sea fishing, sailing, scuba diving, and kiteboarding are some favourite activities of mine. n
