Kal Dobbin, Creative Director of Elmsbridge, is a familiar face in the Eastern Caribbean, having lived and worked here for the last two decades. Alongside her husband, Brian, Kal co-founded Elmsbridge 15 years ago. The development company is currently behind two exclusive residential communities in Antigua—The Gardens in Harbour Island, Jolly Harbour, and The Beach Houses in Falmouth Harbour—featuring elegant two-, three-, and four-bedroom villas.
Elmsbridge provides a full turnkey service: from selecting the plot and designing the home to arranging finishes, furnishings, and even rental management.
Luxury Locations Magazine caught up with Kal for an exclusive look at Elmsbridge’s offerings and her approach to creating exceptional Caribbean homes.

What Can Clients Expect from Elmsbridge?
Kal explains that the client experience begins with a meeting with her and Brian, where they introduce their work, tour the projects, and discuss plot and villa design options. "We have pre-selected furnishings chosen for their durability in the tropical climate and ease of maintenance,” Kal says. “Our goal is to guide clients in creating peaceful retreats. They may know what they want in the end but not exactly how to get there, and that’s where our experience really helps.”
Elmsbridge’s one-stop service means clients can leave the entire process to Kal and her team, enjoying the journey without the stress.
Understanding the Clientele
Elmsbridge’s clients come primarily from North America and Europe, but recently from other parts of the world as well. “Our clients tend to be busy, and assembling all the elements for a home remotely can be challenging,” Kal says. “While some enjoy sourcing their own team, it can also be stressful and time-consuming. We serve as a central point, managing everything as their single contact, keeping them updated along the way. It ends up being a truly enjoyable process.”
Sourcing Materials and Project Timelines
With over 100 suppliers, Elmsbridge sources materials from both local and regional partners. “For instance, our doors and windows for The Gardens are crafted by local Antigua carpenters with over 20 years of experience,” Kal notes. Elmsbridge also uses sustainably sourced hardwood from Dominica, working closely with the Forestry Commission.
After designs are finalized, construction of a 2,500-3,500 sq. ft. home typically takes 12 to 14 months.
